911 Oakland Avenue Renovation
Year(s): 2024-2025
Location: Atlanta, Georgia
Working on behalf of an out-of-town investor, Centripetal Works was tasked with designing the renovation of this abandoned two-bedroom, two-bathroom, single-family home in the historic Oakland City neighborhood. Unfortunately, the previous owner of the property attempted to renovate the home without obtaining the required permits for construction or the consent of the City of Atlanta’s Historic Preservation Studio. Centripetal Works worked closely with the City and General Contractor Premier Georgia Contractors to develop an acceptable approach to protect the historic character of the home and to address the concerns of the city’s arborist.
The renovation also includes the re-imagining of its floor plan into a new three-bedroom, two-bathroom layout that maximizes daylight in the new open plan living room, kitchen, and dining area. It also features a new on-suite master bathroom with a walk-in closet and a spacious new 460 square foot walk-out rear deck. Exterior renovations included a new fenced in backyard with views over the wooded properties to the rear and repairs to the existing concrete driveway. Totaling just 1,305 square feet, the design packs a lot of home into a tiny historic footprint.
